Overlooking the landmark locations of both the Power & Light District and Crossroads Arts District, Three Light is the newest installment to the evolving Kansas City skyline. This luxury apartment tower is the third addition to the growing portfolio of Baltimore-based developer, The Cordish Company, following the success of its
neighboring predecessors— One Light and Two Light Luxury Apartments. This state-of-the-art new construction adds approximately 450 residents to the downtown area with this 26-story, 288-unit building featuring 19 floors of studio, one-bedroom, two-bedroom, and penthouse apartments. It also boasts a seven-story garage with 472 parking spaces and 7,600 square feet of retail space, making Three Light one of the most significant new build projects in downtown Kansas City.
With the mechanical systems on the two sister properties performing well, and our existing working relationship with Alexander Mechanical and JE Dunn, the decision to team with BCS and use AAON equipment again was an easy choice. Due to the complexities of this project, BCS was able to use our experience with the bid and procurement process for both One Light and Two Light to help bring a unique solution to fruition. As a market leader in high-performance HVAC equipment selections, BCS provided a roof-mounted 180-ton water-cooled dedicated outside air system (DOAS). The water-cooled condenser approach of this DOAS unit proved to be an efficient and reliable fit for this luxury high-rise. Tenants on the penthouse levels greatly benefited from the acoustic attributes of this design with reduced noise levels.
When HVAC equipment runs 24 hours a day, efficiency gains are critical. BCS acquired high-performance equipment that was the perfect fit for this type of structure and this particular design. Those exceptional designs and unparalleled solutions for buildings such as Three Light will continue to elevate and reshape the heart of KCMO.
