Ken’s Metaphors for Success #9:

Making a great first impression is a lesson well learned.  Your initial impression is what people remember most, like it or not.  Here’s #9:

No second chance for a first impression… firm handshake, eye contact

First impressions are what people (Customers and Employers) remember.  Make your first impression, your best impression, every time.  When you meet someone for the first time, always greet them cheerfully, with a firm handshake, and make eye contact.  It speaks volumes as to the type of person you are.  If I meet someone initially, with a limp handshake, who won’t look me in the eye, I’m far less impressed, certainly as a potential Customer or Employer.  If you have tattoos, or piercings conceal them.  Choosing to do otherwise will nearly always limit your opportunity, depending of course on the person you are trying to impress.  Remember I’m talking about people, upon whom, your career and livelihood will depend on.  I would throw punctuality in this mix as well.  I jokingly tell my kids that “80% of success, is showing up, prepared, and on time”.Metaphors

We can fix it written on a chalkboard next to tools, screws and dowelsYour facility deserves more than a part time fix and your budget deserves cost efficiency.

At Performance Solutions, we will create and implement a customized solution that’s supported by data and offers maximized savings through a reduction in energy consumption and future maintenance costs.

Understanding Your Facility

Every program begins with an in-depth look at your buildings’ systems. We use advanced tools to put real-time data from your systems and conduct a gap analysis to determine the best way to optimize your facility. Rather than replacing expensive equipment with an “in-and-out” mentality, we uncover the root cause of why your equipment is failing in the first place and discover ways to increase savings.

With Help From Our Team

Data doesn’t lie but it doesn’t always uncover everything. It’s also not just about gathering data, but what you do with it. Our expert team has helped improve efficiency and reduce maintenance costs by truly understanding your facility and knowing where problems hide. Our team doesn’t work with vendors to sell the latest and most expensive equipment. We work for you to develop and implement a realistic program.

For Your Unique Solution

Let us help you optimize your assets and facilities for the long-term. We have developed solutions for previous clients and would love to create a specific solution for your facility. It is easy to start saving.

Time passing. Blue hourglass. If your building could talk, imagine what you could learn. At Performance Solutions, our Building Intelligence Program is able to give your building a voice. Through real-time monitoring and advanced analytics, your staff will know which systems are running efficiently and which systems could use maintenance to prioritize maintenance activities and lower energy cost.

How does Real-time Monitoring Work?

We collect data from your chillers, boilers, pumps, meters, AHUs, RTUs, and Terminal Units to see how they are functioning. The moment this data is collected, it’s available to you because real-time monitoring should be in real time. Don’t wait around for monthly maintenance reports when the Performance Solutions Building Intelligence Program can provide your organization with instant information.

The Value of Information

Having the right information allows you to make the right choices at the right time. By providing real-time visibility into systems and utilities, our users can actively leverage the data for better decision making.

Other benefits include:

  • Lower energy costs
  • Justification for improvements
  • The ability to anticipate repairs
  • Budget predictability
  • Verification of the performance of completed upgrades

The Proof

The Performance Solutions’ Building Intelligence Program not only collects data, but is backed by it. We have successfully provided Derby Schools, Sterling College and St. Catherine Hospital with the benefits above and look forward to discussing how your facility can be next.

Identify what comes easy to you early, identify strengths and weaknesses.

Here’s Ken’s Metaphor for Success #8:

This is one of your first forks in the road, so to speak, in establishing your path to career success.  Not all of us can do everything well.  However, all people can do some things well.  By now, you should have a reasonable picture of what that might be.

When I was in 7th grade, my Dad and I remodeled our basement in our modest home on north Terrace.  We framed for a couple of Bedrooms and a Family Room.  It was in the mid 60’s and I remember that we needed the help of a licensed Electrician.  After some searching, Dad hired one, paying him $10 per hour (That’s back when the minimum wage was about $1.50.).  Dad told me to work with him, help him out, and learn what I could.  I stuck with that guy like glue, watching him pull wire, mount boxes and devices, terminate wires, and install breakers.  Needless to say, I was fascinated.  I told Dad that I could do just about everything that he did, that is was pretty easy, all things considered.  Dad said, “If stuff like that comes easier to you than most, then by all means, take advantage of it. Stay with it”.  I never forgot those words.  From that point forward, electricity was my passion.  Ultimately, over the next few years, I became obsessed with fixing things that broke.  I remember Dad saying proudly to his friends one time, while in my teens that “Kenny can fix anything but a broken heart”.  A career was born.

The point is, if you are a natural Engineer, resist pursuing a career as a ballet dancer.

two warehouse worker in front of rack stack in storehouseNobody understands your business better than you, but do you understand your building?

Most managers don’t have the time, money or the skill-set to inspect their HVAC or other systems. They hire a maintenance staff take care of day-to-day issues but they may not focus on long-term deferred maintenance or be capable of real-time utility monitoring.

The Truth About Maintenance

We have a secret for you. It’s possible for some problems to fall between the cracks or for machines to get “band-aids” to address the symptom rather than the right solution to the root cause. This partial fix could cause a dangerous situation for your facility and a costly situation for your budget.

By pairing your maintenance staff with the expert team at Performance Solutions, you can quickly optimize your facility and set your staff up for success.

Our Building Optimization Approach

By digging deep, we are able to provide data supported, complete facility optimization in a way that quickly provides savings and predictability.

Who to Trust for Your Facility

Don’t hire a contractor that focuses on helping themselves and their vendors rather than helping your building and your bottom line.

Trust a company that has a track record for identifying operational savings and improving deteriorating systems while creating predictability in capital and energy planning.

Contact us today to keep your facility running the way it should be.

It’s hard to beat the value of common sense… a rarity these days.

Here’s Ken’s Metaphor for Success #7:

Resist confusing the issue with intelligence.

Being raised on a Farm with considerable responsibility early in life, driving a tractor at 12, hauling grain at 14, etc., my Father not only instilled in me the “hard work” ethic, but he was also an advocate of what he called “good old common horse sense”.  He always said, “You don’t need a College degree to tell you when to come in out of the rain”.  This is so true.

With all due respect, highly educated individuals often are a little short in the common sense area.  This reminds me of the true story about a semi tractor-trailor that became stuck under a bridge because the driver ignored the overhead clearance warning.  Traffic was backed up for miles while various engineers assessed the problem.  After hours of futile attempts to resolve the issue, a child in a nearby car rolled down his window and shouted, “Just let the air out of the tires”.  A fine example of “common sense” trumping “intelligence” and ruling the day.

Big Thing AheadDerby ISD, a school district in Kansas, was faced with failing HVAC and steam units, high energy bills, and other maintenance issues that threatened a number of their schools.

Instead of hiring a group of traditional contractors to handle the various projects, they chose Performance Solutions to create and implement a cost efficient program that not only fixed the issues but reduced future maintenance costs.

The Work

Performance Solutions conducted a complete assessment of Swaney Elementary, Derby Middle School and Derby High School.

We developed a program that fixed every maintenance issue, trained staff to follow proper maintenance protocol and guaranteed annual energy savings of $272,665 per year with a total of $3,972,132 over a 12 year term.

Work will include:

  • Interior and exterior lighting retrofit
  • Water conservation retrofit
  • Installing steam to hot water conversion
  • Installing steam to Roof Top Unit conversion
  • Implementing 300 seats of network-controlled computer power management application
  • Building automation upgrades
  • HVAC Recommissioning & Maintenance
  • Implementation of our Building Intelligence Program on all chillers, boilers, pumps, AHU’s, RTU’s, and Terminal Units
  • Analysis of real-time energy and equipment performance
  • A Performance audit of all facilities

The Progress

When we agree to a project, we are dedicated to completing it on time and on budget. A project with this scope requires months of hard work and will be completed by December 31, 2015.

As of August 17, 2015:

  • Water improvements are complete, district wide
  • Lighting is 85% complete
  • Steam system replacement is 85% complete

The Benefits

Even though we are months away from completing our most comprehensive program to date, Derby ISD is already experiencing the benefits of comfort and savings.

“We have seen an immediate improvement in building comfort levels, much lower energy bills and, most of all, grateful students and staff.” – Tom Snodgrass, Director of Operations, Derby Schools

Close-up view on conceptual keyboard - Optimization (green key)There are two ways to handle problems at your facility. You can hire a traditional contractor to discover a project they can cash in on, or you can hire Performance Solutions to uncover a maintenance plan that keeps money in your pocket.

Does Cost Matter?

Yes Our Program Approach

A Performance Solutions tech inspects your A/C unit and the rest of your facility with a focus on Asset & Facilities Optimization. They discover that you’re A/C is failing because it’s being overworked. Instead of replacing the unit, the tech develops a maintenance program providing you with budget predictability.

No Project Approach

A traditional contractor is looking to replace an entire A/C unit. This big-ticket item eats up your entire budget so you cross your fingers that the rest of the quarter comes no surprises.

Do You Need a Quick Fix or a Solution?

Solution Our Program Approach

Performance Solutions looks at the item that’s broken and discovers the root cause and finds a permanent solution rather than a temporary fix.

Quick Fix  Project Approach

A traditional contractor looks at the item that is broken, determines cost and replaces it. Five months later, it breaks again and they are happy to come back out.

Does the Solution Need to Last?

Yes Our Program Approach

Performance Solutions develops a maintenance plan that keeps your equipment at design intent so it not only performs better but it lasts longer.

No Project Approach

A traditional contractor fixes a big-ticket item and marks on their calendar when they expect it to break so they can return for the same project next year.

Do You Really Need an Upgrade?

Let’s Upgrade Project Approach

A traditional contractor’s record shows that your unit is 4 years old. Due to age, they suggest that you replace it with the newest model.

Let’s Check Our Needs Our Program Approach

Performance Solutions does a complete inventory and discovers that some of your equipment is reaching its last leg. We develop a prioritized plan to replace your equipment based on what fits your facilities needs.

The Conclusion

The Wrong Way Project Approach

Traditional contractors want to replace the most expensive piece of equipment and hope that they are able to service it a few times before your next suggested upgrade.

The Right Way  Asset & Facilities Optimization Program Approach by Performance Solutions

Performance Solutions wants to help your facility run efficiently. We uncover the root cause of your problems and develop a complete maintenance plan that meets your needs and your budget. In addition to our best practices maintenance program we also offer ongoing training and education for your facilities staff so things continue to run smoothly.

“Work hard…. Work smart”!  How many times have you heard that advice?  There are many among us that work awfully hard, but unfortunately have little to show for it.  Likewise, there are some pretty sharp individuals that accomplish amazing things, once they get off the couch.

Here’s #6:

Hard Work vs. Intelligence

This is another area where people tend to fall in one category or another.  They’re either “hard workers” or “intelligent”.  Blending the two assures your best chance for success.  If I had to pick one over the other, I’d pick “hard work” every day of the week.  The world is full of unrewarded geniuses.  There’s one in every corner bar, and usually one, or two, somewhere in our social circles.  They are usually quite vocal, stating that they “could’ve had it all”, except for some ridiculous circumstance that held them back.  If you’re going to leave your career legacy with one trait that people remember, be known as a “hard worker”.
