In the spring of 2014, I was requested by my grandson to make a presentation during “Career Day” to his eighth grade class.  They were tasked with gathering a group of speakers to “share their story” about their various career paths that lead to their ultimate successes.  I quickly realized that this would be one of the most important presentations that I would ever make, with my grandson front and center.

Rather than bore them with routine material, I decided to do something special, to dig into the archives and share some things of substance.  Collected in the following, over the coming weeks, are some of those valuable bits of shared advice that I have learned the hard way.  I referred to them as “Ken’s Metaphors for Success”.

They are not simply something lifted from a book, or a Google search.  They are substantive tidbits that I have experienced personally, from both the eyes of a budding young Student and Employee, as well as an Employer looking for the right blend of talent and attitude.  This may not suit everyone, but it won’t miss it very far.

Here goes the first of many:

Care vs. Know

As both an Employee, as well as an Employer, I’ve noticed that personality traits routinely fall within two distinct categories.  They either “care”, meaning that they are loyal, passionate individuals, while usually not being the sharpest tool in the shed, OR they “know”, meaning that they have considerable expertise and raw skills, but their attitude suffers for various reasons.  If you want to hit a home run, blend the two traits together.  People that go places are both passionately dedicated and knowledgeable.  I’ll put up ten people that care against one hundred that don’t.

Lane County Hospital in Dighton, KS and BCS have partnered to complete electrical and mechanical upgrades throughout the hospital. The hospital had an outdated, unreliable electrical power distribution system that could not support newer medical equipment. Additionally, much of the HVAC equipment was failing so the hospital was facing mounting replacement costs.

“BCS identified the project goals, one of which was finding a cost-effective solution for the hospital,” says Donna McGowan, Lane County Hospital Administrator. “The improvements made during this project will allow the hospital to operate more efficiently and accommodate the newer medical equipment purchased to meet our patients’ needs.”

The improvement program included a cost-effective, structured financial solution enabling the hospital to fit the payments into their budget. Specific goals of the project include upgrading the electrical power distribution systems to make immediate Wye power conversions, which supports newer medical equipment and improves reliability. Interior lighting upgrades were also performed to produce energy savings to help offset the life-cycle cost of the program.

HVAC improvements included needed repairs on the chiller, new compressors, and recommissioning throughout the building systems. The upgrades and repairs will result in a reliable system that will save energy, reduce maintenance costs and extend the life of the major equipment by ten years.

The eight month, $260,000 retrofit project will not only address major issues with power and deferred maintenance, but it will provide the hospital a 12% energy reduction that will continue to generate savings for years to come.

The Derby School District and Building Controls and Services, Inc. (BCS) have partnered together to create a Strategic Energy and Maintenance Program. Over the past few years the district has experienced significant increases in energy, deferred maintenance, and repair costs across their facilities.  The $3.95 million program will provide the district with a turnkey solution to implement needed facility improvement measures that will result in over $280,000 in annual savings.

“One of the visions of the district is a commitment to overcome financial challenges of improving the district’s infrastructure,” says Tom Snodgrass, USD 260 Derby. “With the help of BCS, the district has set up project goals to reduce the district’s total cost of ownership and reduce energy and operational costs, therefore saving money for the district and taxpayers.”

BCS will implement advanced technologies to monitor, analyze, report, and provide complete transparency for the district’s facility’s maintenance department in order to improve the operations of the buildings while saving money. “This plan will also provide the district standardized building technologies and processes that will provide continuous life cycle cost management decreasing energy and saving money,” says Dave Mosby, BCS. “It’s utilizing the district’s and taxpayers’ money wisely.”

Specific goals for the Strategic Energy and Maintenance Program include upgrading outdated equipment at the middle school, reducing deferred maintenance backlog, and providing technologies to evaluate performance metrics in all the buildings.  The middle school will undergo a substantial steam to hot water conversion that will greatly improve comfort for the students and faculty.  Additionally, Derby Schools and BCS will create a five year strategic operations and capital improvement plan to prioritize and budget building HVAC needs within available funds.

Derby Schools and BCS have had a partnership for over twenty years and see this as an opportunity to continue the relationship. “BCS has helped us find a way to see an immediate improvement in building comfort levels, much lower energy bills and, most of all, grateful students and staff for improved comfort,” said Tom Snodgrass, USD Derby Schools.

The project started April 1 and is expected to be completed by December 31, 2015.

Building Controls and Services, Inc. and the Kansas Independent College Association are excited to announce a new award that will be presented each year at the KICA Business Affairs and Operations Conference.

The “Facilities Operations Innovation Award” will recognize a KICA member campus that has enacted an innovative approach to campus energy management and efficiency. The awardee will have demonstrated best practices in developing and implementing the innovative approach and will be a model for other KICA campuses and other higher education institutions for responsible and effective facility operations efforts.

Matt Lindsey said, “The Facilities Operations Innovation Award is supported by the generosity of Building Controls and Services, Inc., a Wichita-based company and longstanding partner and supporter of the independent colleges of Kansas. We are excited about this award and look forward to the submissions.”

There is an application and selection process for this award. The applications must be submitted by March 13, 2015 and the recipients will be notified by March 27, 2015. The recipient will be officially presented with the award at the KICA Business Affairs and Operations Conference on April 23, 2015 in Newton, KS.

“We are honored to partner with KICA and believe in helping colleges be innovative with their facility operations. This will help colleges be more aware of potential reductions in operation costs they can utilize for their campuses,” said Chadd Currier, BCS Director of Performance Solutions.

BCS is an independently owned Siemens Building Technologies company that specializes in facility management systems, energy management, HVAC mechanical equipment, fire and life safety, building security systems, and customer training.  BCS was started in 1985 by Ken Stoppel, the president of the company.

Building Controls and Services, Inc. (BCS) has made many changes over the last couple of months, one of which is adding a parts division to complement its existing products and services. The parts division will be located behind the headquarters of BCS and is currently under construction with plans of opening in May. BCS Parts will stock hundreds of HVAC parts and accessories from a variety of vendors for commercial and residential mechanical contractors and commercial facility and maintenance personnel.

By adding BCS Parts, an additional employee, Tom Tallon, was hired as the Products Sales Manager to promote the products and services of the division. Tom will be handling all the sales of this division, visiting commercial and residential heating and cooling contractors, working at the counter, and offering training opportunities.

For the HVAC Equipment Division, BCS recently added Cook and Ruskin to their already diverse product lines, and in late 2014, added RGF Air Purification Technologies and SkyBlade. Both Cook and Ruskin are well known leaders in the mechanical contracting industry and have similar business philosophies as BCS, high quality products and customer service.  Listening and providing customized solutions to the customer are core values for all the companies. These partnerships have been created to add additional value and create a win-win-win situation for customers, BCS, and the product vendors.

Cook is a leader in the design and manufacturing of fans, blowers, gravity vents, laboratory exhaust systems, and energy recovery ventilators. Ruskin is an innovative, solutions provider of air and sound control problems in commercial and industrial applications. SkyBlade Fans deliver top efficiency to heating and cooling systems by reducing their run time, cycles and improving overall comfort. RGF Air Purification Technologies proactively kills germs and reduces odors in conditioned spaces through the various parts of an HVAC system.

The growth of the HVAC Equipment division includes the addition of three new employees, Clint Summers, Don Murphy, and Dane Pletcher, P.E., who will each bring a different and unique set of skills and experience to the HVAC Equipment business. James Herrman, BCS Vice President of Operations, says, “By providing these additional product lines and staff, we are better able to provide a complete package of mechanical products and services to customers and mechanical contractors, while also maintaining the level of customer service we have had for over thirty years.”

BCS accompanied some customers to the LG Product Rollout at Arrowhead Stadium last week.  LG presented their new product lines to engineers, contractors, and end users.

The benefits are numerous; modern style, less piping for installers, and increased energy efficiency for owners. LG has industry leading low sound levels, so units are quiet and can be installed where sound is an issue.

Some of the innovative features of the Multi V IV are the HiPOR (High Pressure Oil Return) and the heating mode Vapor Injection.  The HiPOR allows higher efficiency because the oil is returned to a compressor through a separate inlet pipe and the mixing of oil and refrigerant is reduced.  In this system, the oil recovery cycle is only initiated when the oil level is too low not every 6-8 hours like LG competitors.  This allows better efficiency of the compressor.  The heating mode vapor injection provides improved heating performance at low outdoor temperature.

The Multi V IV also provides extended, cataloged heating range down to -13F.

LG Operating Range

For the Multi V IV installation, there are less parts and pieces than competing product lines.  Because there are fewer pieces, this decreases the cost of parts and labor of installation, which is a win-win for the entire project team including the owner.

Another new product LG is offering is the Hydro Kit.  The hydro kit’s benefit is saving energy through heat recovery operations.  Hydro kit is an efficient way to recover waste heat from VRF air-conditioning systems. The Hydro Kit receives heat from the Multi V VRF system waste heat to provide hot water for use in kitchens, bathrooms, radiators, floor heating, and pools. The two major benefits of the Hydro Kit include:

    • Provides hot water and floor heating with less energy consumption than a boiler.

 

    • Gas Boiler systems require exhaust to the outside. No exhaust or exhaust piping required with Hydro kit. Hydro is compact and easy to install. Can connect to multiple heat pumps for additional savings.

LG duct-free and multi split heat pumps have some good benefits for building owners and occupants (end users).  The ideal places to use these systems include stairwells, machine/equipment rooms, and places where you want tenant metering.  These systems take up less space to allow for additional architectural details and are more efficient than traditional systems.  Each space can be individually controlled to keep occupant at a comfortable temperature.

This product line is LG’s premiere VRF system. Multi V IV is designed to provide the owner the benefits of VRF – lower operational costs, minimal or no duct work to install, tenant comfort with individual zoning, efficiency superior to other technologies while maintaining architectural integrity. The benefit of zoning for heating or cooling is that it provides a level of comfort for the owners and tenants.

Over the last year, school security has been heavily discussed among school officials and parents, and there is some validity to their concerns.  With all the school shooting incidents, school officials are trying to find better ways to keep teachers and students safe.  It’s really unfortunate that society has come to this but it’s something that has to be addressed in all schools and even other public places.

There are several ways to keep people safe in schools.  Unfortunately nothing is 100 percent guaranteed but there are some steps that can be taken to deter shooters and other dangerous people from entering the school and causing chaos.  Several schools on the east and west coasts have installed panic buttons throughout the school for staff to press when an emergency arises.  When these buttons are pushed, 911 dispatchers are alerted and send out emergency crews with no questions asked.  Although it may still take five to ten minutes for emergency crews to arrive, it allows teachers and staff some comfort in knowing help is on the way.

Writing an emergency plan (specifically targeting active shooters) should also be completed and communicated to everyone in the school.  Educating teachers, staff, students, and parents about the emergency plan and the steps that are or will be taken in case of an emergency can be the difference in life and death.  Spending one day informing teachers and staff the expectations is value added for them and parents.  This gives everyone direction when mayhem occurs.

After the Sandy Hook Elementary Schools shooting last December, BCS had several school customers reach out to us about their security systems.  We’ve completed school security projects that alleviate teacher and parents’ stress dealing with the security of their child.

One project we completed was installing a DSX system which is an access controlled system. “BCS assisted with the design and planning of our DSX Access Control System in order to keep students and staff safe and secure on our campus,” said Nick Cusick of Wichita Collegiate Schools.  “We wanted the system to lock down the campus, have time locked doors, and have alarm notifications sent and BCS made it happen.”  Teachers and staff can lock down the campus with one touch of a button.  Emergency crews are dispatched when alerted by the staff.  Every door stays locked except the front door, which is scheduled automatically.  The system is easy to use and allows comfort to parents for the safety of their children.

These projects, from start to finish, can be completed within a month if the school knows exactly what is desired from a security system.  Installation can be completed after hours, so it doesn’t disturb teachers and students.  Cusick said, “The quick installation and knowledgeable staff made this project seamless and painless.  Because of this system, our students and staff now feel more secure with this system installed.”

Welcome to our newly redesigned website! We hope you enjoy the site and the resources it will provide to you. There are some new features to our website including an entire page dedicated to you, our customer, on training, and a page devoted to our projects we have completed over the past couple of years. Why the updated website? Well, last spring, BCS moved into its historically renovated office space, previously the “Luling’s City Laundry” facility, on East Douglas in Wichita. Ken Stoppel, BCS President and Owner, had been thinking about rebranding the company and saw no better time to do this than after moving into our new space. Last fall, Ken posted his thoughts on Facebook about the rebranding process.

As Owner and Founder of BCS, I’ve decided to take on a mission of refreshing our brand, unifying our message, but most importantly, bringing our logo to a current level of sophistication and class, on a parity with those in the industry.

After having given birth to the current logo, some 27 years ago, I feel it’s the right thing to do… my gut tells me so. Honestly, this process feels like putting a pet down, because his looks simply don’t suit the standards of today. Progress is certainly painful.

Moving forward, we’ve hired the best in the business to champion this initiative… in developing our new timeless logo, as well as making our website “second to none”.

In short, “stay tuned”. You never know, our 75′ illuminated smokestack may be part of the change….

As you can tell after eight months of forward progress and some painful moments, we are finally to the day to relinquish the website to the whole wide world. I’m sure you’ll find some errors, because we aren’t perfect but we strive to make things right. Make sure you browse around our website and check out how we can help you.
